Gasperich covers the southern part of the city and includes Cloche d'Or, the business district that has grown from open land into offices, a large shopping centre and substantial new residential building within a relatively short period. The older part of Gasperich sits alongside it and has a different, quieter character.
This is the part of the city with the highest concentration of genuinely new apartment stock, which means modern insulation, lifts, underground parking and energy performance that older quarters cannot match.
New districts take time to acquire texture. Cloche d'Or is efficient and well equipped but still feels planned rather than grown, and it empties in the evening compared with Gare or Bonnevoie.
The T1 tram serves this part of the city, alongside the AVL bus network, and all public transport in Luxembourg is free.

Two quarters in one
Gasperich covers the southern part of the capital, some 4.5 square kilometres, and is home to around 10,300 people. It combines two very different places. Old Gasperich is a residential quarter that grew around a village core, with houses and small apartment buildings. Cloche d'Or, the new district that has grown on former open land to the south, is a business, retail and residential district built from scratch, with major construction from 2017 onwards: dozens of large office buildings, hundreds of homes and a new shopping centre.
Streets and landmarks
- The Cloche d'Or shopping centre, with a hypermarket and many international retailers.
- The office buildings of the Cloche d'Or business district, home to banks, consultancies and service companies.
- The Stade de Luxembourg, the national stadium opened in 2021, on the southern edge of the city.
- Howald railway station, reopened in December 2017, with trains towards Luxembourg City, Esch-sur-Alzette, Bettembourg, Wasserbillig, Troisvierges and, across the border, Thionville, Metz and Nancy.
- Two park-and-ride sites: P+R Kockelscheuer (552 spaces) and P+R Luxembourg-Sud (811 spaces).
Housing and the rental market
Cloche d'Or offers the city's largest concentration of new apartments: lifts, underground parking, balconies, good energy performance. Old Gasperich offers older houses and apartments at lower prices, a few minutes away. Rents in the new district reflect their quality; the older streets are generally more affordable. For buyers, much of the supply is off-plan or recent. See our article on Gasperich and Cloche d'Or.
Shopping, food and daily services
The shopping centre covers most needs. Restaurants and cafés serve the office population on weekdays and residents in the evening. The old village has local shops.
Families, schools and green space
Parks and green corridors have been built into the new district, and the older streets have gardens. Primary schools serve both parts of the quarter. The stadium and sports facilities add to the leisure offer.
Getting around in practice
Since July 2024, the T1 tram serves Howald station, Cloche d'Or and the Stade, running without change through Bonnevoie to the central station, the old town, Kirchberg and the airport. Howald station connects to the national and cross-border rail network. City, regional and international buses serve the quarter. By car, the motorway network is immediately accessible. All public transport is free.

Who lives in Gasperich
Gasperich is home to about 10,282 residents on 4.45 km², a density of roughly 2,310 people per km², which makes it the 15th most densely populated of the 23 quarters in our guides. Around 29% of residents hold Luxembourgish nationality, close to the city-wide share of about 31% (137,696 residents at the end of 2025, according to the City of Luxembourg). Like the capital as a whole, it is a genuinely international place to live.
A walk through Gasperich
Gasperich covers the south of the city and has two faces. The older village, with its houses and quieter streets, sits alongside Cloche d'Or, where major construction began in 2017: dozens of office buildings, hundreds of homes and a large shopping centre with a hypermarket. A walk from the old village towards the shopping centre shows the contrast in a few minutes. The tram now reaches the district, and just beyond the municipal boundary Howald station, reopened in December 2017, connects to trains towards the city, Esch-sur-Alzette, Bettembourg, Wasserbillig, Troisvierges and, across the border, Thionville, Metz and Nancy. Two park-and-ride car parks, Kockelscheuer and Luxembourg-Sud, serve commuters arriving by car.
Gasperich through the year
Cloche d'Or follows the rhythm of offices during the week, with busy lunchtimes and quieter evenings, while the shopping centre and residential blocks stay active at weekends. Match days at the nearby Stade de Luxembourg bring crowds. Old Gasperich keeps a calmer, village pace all year.

Practical tips for your first weeks in Gasperich
- Ask what is planned on neighbouring plots before choosing a view.
- Compare co-ownership charges in new buildings; lifts and car parks add cost.
- If you commute from France or the south, look at the park-and-ride and Howald station.
- Visit old Gasperich too if you prefer a quieter, more established street.
The Aura view
Gasperich offers the city's most modern housing and, since the tram's arrival, excellent connections. It is ideal for those who work in the south or value new-build comfort, less so for those seeking historic character.
